Why should you become a Luxury Home Specialist?

In a May 2009 survey, the average listing price for an agent with the ALHS designation was over $850,000; nearly four times the median price of all US homes during the same period.

A recent study by Architectural Digest and Sotheby's International found that 54% of affluent families planned to buy, sell, build, or invest in housing despite the collapse of the lower priced markets. In addition, 79% believe the value of their primary home will continue to remain constant or increase.

The Census Bureau's decennial census revealed that the number of homes valued in the $1 million plus range increased 470% between 2000 and 2005, accounting for 1.92% of the national home inventory.

The average sales closing volume for ALHS designees is nearly $7 million dollars, or over three times the national average for real estate professionals.

How to earn the ALHS designation

If you want to earn the Accredited Luxury Home Specialist designation, your first step is to complete the online course, provided by OnlineEd. You will be trained on topics such as working with High-Net-Worth and Ultra-High-Net-Worth Individuals, how to promote yourself as a specialist in the luxury home market, and even the best ways to show homes to a wealthy seller or list a luxury home on the real estate market.

ALHS candidates also need to be members of the National Association of REALTORS® and the Luxury Home Council. A one-year membership to the Luxury Home Council is included with the ALHS course.

After passing the course, your next task will be to complete the Achievement Verification Statement (AVS). The statment requires all ALHS candidates to practice their new skills by closing on two transactions where the purchase price is at least two times the average sales price in the candidate's real estate market. The closings must be within 24 months of finishing the course. Once you use your luxury home training to complete this requirement, and your managing broker confirms your accomplishment on the Achievement Verification Statement (AVS), you will earn the Accredited Luxury Home Specialist designation.

Getting Your ALHS Designation

Inclusion into the Luxury Home Council requires all members to meet or exceed minimum standards of achievement demonstrating their expertise in the Luxury Home segment of the real estate industry.  To display the ALHS designation each member must:

  1. Complete an approved Accredited Luxury Home Specialist Course.
  2. Represent a buyer or seller, in at least two transactions, where the purchase price is at least two times the average sales price in the market. The transactions must take place within 24 months of taking the course or anytime prior to taking the course.
  3. Be in good standing with the National Association of REALTORS® and the Luxury Home Council.
